Driven by the university’s expanding academic programmes and rising enrolment, this 2,985m² library redevelopment by T Construction delivered a future-ready facility that combines architectural distinction with advanced digital capability. Taking over a stalled build, T Construction began with detailed dilapidation studies and a full suite of in-situ concrete assessments—including core sampling, rebound hammer, and ultrasonic pulse velocity testing—to confirm the integrity of existing structures and guide selective demolition and reconstruction. The four-storey development, with a 550m² footprint and 1,301m² of dedicated study areas, links seamlessly to the existing library through a second-floor bridge—an engineered solution that ensures structural continuity and ease of circulation. Architecturally, the project showcases precision craftsmanship and a blend of classical and contemporary design. Smooth off-shutter concrete finishes, 20-metre projected concrete columns, and coffer slabs with exposed detailing define the building’s bold aesthetic, while intricate patterned face brickwork and aluminium façade elements add refined texture and depth. Expansive glass façades flood interior spaces with natural light, complemented by acoustic flooring, ceilings, and wall cladding to maintain low ambient noise levels. The facility incorporates two new elevators and a glass lift in the refurbished section, enhancing accessibility across all four levels, while a rooftop communal and event space extends its function beyond traditional library use. Technological and sustainability features elevate the project further: a 50kW solar panel system, grey-water harvesting, and high-spec HVAC systems deliver efficient, environmentally conscious performance suited to a digitally enabled academic hub. With the integration of book scanners, RFID tagging, and automated systems, the library transitions fully from analogue to digital operation—enhancing user experience, resource management, and productivity. By reprogramming the works, optimising supply chains, and retaining and upskilling local labour, T Construction transformed a challenging project into a benchmark for adaptive reuse, precision engineering, and modern academic infrastructure.

Design an opulent villa estate that blends indoor and outdoor living seamlessly. The home should feel like a private resort, complete with high-end amenities, lush landscaping, and breathtaking views of the surrounding hills.
